A high-quality metal seam roof lasts for decades. However, if the installation rules are violated, the need to repair the seam roof may arise after a couple of years of operation. Why is this happening and how to deal with the problem?

What is a folded roof?
It is customary to call a seam roof such a roof structure, in which individual sheets of roofing material are connected to each other by a special type of seam - a seam.
The device of such a roof the following: folds can be single and double, as well as recumbent and standing. The standing double fold is considered the most stable and airtight.
For the manufacture of seam roofs, the following types of materials are used:
- Steel sheets or rolls with a polymeric protective coating or galvanized;
- Copper;
- Aluminum;
- Zinc alloy with titanium.
Roof structureand seam are characterized by tightness, excellent resistance to external influences (wind, precipitation, low temperatures, etc.)
However, all these qualities are manifested only if the installation of the roof was carried out professionally. Errors during installation work can be detected in the first year of operation.
What causes leaks?
If the seam metal roof began to leak, then there may be several reasons for this unpleasant phenomenon. Among them:
- Leaky seams;
- Leaks at the junction of the roof with the chimney;
- Deflection of roofing material;
- Mechanical damage to the roof, which resulted in a hole in the sheet of roofing metal;
- Severe material wear.
In each of the described cases, two types of repair are possible:
- Local dismantling and repair of the damaged area;
- Complete roof replacement.
Consider how to carry out repairs and roof construction in each of the cases described.
Violation of the tightness of the seams

For repairs, all seams must be inspected. In places where leakage is possible, perform additional rolling using a hand-held seam roofing tool. Then carry out additional sealing of the seams.
Advice! To seal seam joints, use special self-adhesive tapes (butyl rubber or bitumen). Such tapes serve as excellent protection for seams and are well bonded to metal.
Elimination of leaks in places where the roof is adjacent to walls and pipes
To eliminate this malfunction, it is necessary to check how tightly the rebate profiles fit. If damage is detected, remove the detached parts of the profile and install a new one in its place, securing it with dowels.
Advice! When installing profiles and installing seam panels, it is necessary to coat all joints with silicone sealant.
Mechanical damage to a sheet of roofing material

If a hole has formed in a sheet of roofing material, then, as a rule, a complete replacement of the picture is required.
To do this, the seams are unbent, then a new sheet of material is placed, after which the seams are again sealed in compliance with all technology requirements.
If a copper seam roof is being repaired, then the hole can be patched up by applying a patch of a similar material. The properties of copper allow connections to be made by tinning or soldering.
Advice! After installing the patch, it is worth applying a special tool to the new metal plate, which will help simulate the aging of the metal. In this case, the patch will not stand out against the general background of the roof.
When repairing an aluminum roof, a patch is placed on the resulting hole using a different technology, since soldering is not possible in this case.
To do this, cut out a patch, the size of which is 7-10 cm larger than the size of the damage, and strengthen it with aluminum screws. A layer of roofing glue is applied along the edge of the patch, and a day later, when the first layer dries well, glue is applied again.
Roof deflection and heavy wear of roofing material

These two defects are the most serious, as they require serious and expensive repairs to fix.
As a rule, a seam roof can bend either due to a violation of the installation rules (the lathing is mounted with a large step), or due to the fact that the elements of the lathing have rotted over time or have been damaged in another way.
In this case, it will be necessary to carry out a complete dismantling of the roofing material and a restructuring of the truss system, including the replacement of the batten, and, possibly, the rafters and roof beams. Naturally, such repairs will require time and a solid investment of funds.
In case of wear of the roofing material, it will have to be completely replaced. However, if the repair is carried out due to the fact that the roof has lost its attractive appearance, but it itself is still in good condition, then you can do without dismantling the old material.
To do this, with the help of a conventional hammer, all standing folds are bent, then a new crate is mounted directly on the old roof, after which a new roofing material is laid.
The choice of a new roofing material for a complete roof replacement

If you plan a large-scale repair, including a complete replacement of the roofing material, then you should carefully consider the choice of coverage.
Traditional galvanized steel is used less and less today, since it does not have a very attractive appearance, and it does not serve for too long (no more than 20-25 years).
In modern construction, they try to use more advanced materials. For example, a well-made folded copper roof will last 100 years or more.
At the same time, copper is one of the most attractive materials from an aesthetic point of view. During the oxidation process, the roof will change color, turning from red to brown, then to black, and finally to malachite green.
Zinc-titanium is a modern and high-strength roofing material. This alloy is strong enough and the roof from it will last as long as the one made of copper.
In addition, both zinc-titanium and copper are materials that are quite plastic, so they can also be used on roofs of complex shape. These materials have one significant drawback - the high price.
Although from an economic point of view, such an investment in a house is quite profitable, because in this case:
- The value of the house increases;
- It will be possible to forget about the repair and replacement of the roof for many years.
However, not every homeowner can afford such an expense, so there is an alternative option - modern roofing materials with a polymer coating.
For example, ruukki seam roofing. For the manufacture of this roofing material, the Finnish manufacturer Rautaruukki has specially developed a new steel grade - 52F +.
This grade of steel has a high level of ductility, so it can be used to produce complex elements with high quality.
Advantages of this roofing material:
- Greater elasticity than conventional steel sheets. Moreover, the property of plasticity is preserved even after applying a polymer coating.
- High level of strength;
- Facilitated execution of folds and high density of the obtained seams;
- High level of sound insulation.
conclusions
Since the quality of the roofing depends not only on the material chosen, but also on competent installation, installation and repair of seam roofing should be entrusted only to highly qualified specialists.
